AI and Panoramic CCTV secures industrial estate

Most crimes on an industrial estate are opportunistic. While security cameras can act as an effective deterrent, older systems can present challenges such as lower quality video particularly in low light conditions when most crimes occur or provide limited coverage that fails to capture the entire property.

Securing the Iconic Spectrum Building

The Spectrum building in Swindon is Grade II listed and an architectural landmark building and notably featured in the James Bond film "A view to a Kill". Spanning 24,000sqm and standing 10 meters high the building underwent a £5m refurbishment in 2023.

Our team was called upon to remove a group of squatters who had illegal occupied the building. We resolved the situation within 48 hours of being alerted and implemented measures to prevent further trespassing issues.

Swift and Effective Squatter Eviction

A solicitor approached us for assistance after a large group of squatters took possession of a commercial property that was not under our current management. Court proceedings had already been issued, and the solicitor required support with enforcement.

Our team swiftly stepped in, assisting the solicitor by serving the Sealed Claim Form and Notice of Hearing. The court granted the possession order, which was transferred to the High Court, securing a Writ of Possession.

Protecting an Iconic and Beautifully Refurbished Building

Our client is the owner of an iconic building in Watford that has undergone a considerable transformation to turn it into a modern office meeting the highest sustainability standards.

Situated opposite Watford Junction in the heart of Watford’s business district this six storey building was originally built in the early 70s and has been brought back to life following a full refurbishment. We provided a comprehensive security solution centred on using highly visible security officers covering both day and night. This was felt to be the best solution given its prestige and proximity to a high footfall area in Watford.

Evicting a Large Group of Squatters from a Derelict Cinema

A six-storey former cinema in London was undergoing major refurbishment when it was taken over by a large group of squatters. Our assistance was requested to help enforce an eviction notice and safely evacuate all squatters from the building.

After the High Court order was correctly served we conducted an assessment of the building and observed the multiple access and exit points including the roof and basement. Our team estimated the number of people in the building and carefully planned solution to ensure safe and smooth eviction.

Keeping a Prime Distribution Centre in Pristine Condition Between Tenancies

This prime distribution warehouse extending over 22.5 acres of land is highly visible and easily accessible from a main road. Our challenge was to ensure the site remained secure and in pristine condition prior to the new tenant arriving.

Upon surveying the site we identified a need to secure multiple access points. We installed concrete bollards and created a chicane system to ensure contractors and security still had access. An intruder detection system was installed covering all doors, exists and loading bays. In addition two dog-handlers were introduced to patrol the site.

Smart Plugs Ensure Health & Safety On Site

Boarding up windows to protect the glass and enhance security is common practice when a building is empty between tenancies or if it will be derelict for sometime. However, window boarding blocks natural light from entering the building making internal inspections extremely challenging and unsafe. Our client has a four-storey building in central London that is expected to remain empty for some time, this prompted the client to board-up the ground level windows. However, they needed a solution to allow contractors to enter the building and undertake work safely.

Our team installed an Ajax system utilising smart plug devices and created an alarm solution so that when the system is disarmed temporary lighting turns on and then rearms when the lights are turned off. This setup enabled the landlord and contractors to enter safely and conduct the work they needed to do while ensuring the building remained secure.

Securing a Prestigious Office Block in Reading

Providing security to commercial office premises when they are in between tenancies prevents them being vulnerable to vandalism, theft and unauthorised access. Our client is the owner of a beautiful, modern office building with a large external car park.

We provided a watertight 24/7 security provision while allowing ease of access for the landlord and contractors. This included the installation of internal and external motion cameras, key holding and weekly inspections

Repossession of a Prestigious Art Gallery

We are often asked to undertake some unique and slightly unusual tasks for our clients. In this case study we were appointed to oversee the repossession of an art gallery located in the prestigious area of Knightsbridge in London. The task included ensuring all the items in the gallery were carefully documented and returned to their rightful owners.

Our team included enforcement agents, security personnel, locksmiths and experienced security personnel. The possession went smoothly and everything was recorded for the client using bodycams to ensure that they were confident in our approach. All items were returned to their rightful owners by creating a detailed inventory and organising supervised access.

New Palisade Fencing East London

In an era where property security is paramount, the vulnerability of inadequately protected property remains a pressing concern. Our client owns an industrial estate in East London that was consistently experiencing issues with theft, intruders and illegal raves.

We installed palisade fencing across the front of the estate to add an additional layer for protection. This fencing is made from high quality steel and comes in a range of specifications to provide differing levels of security needs. We also installed digital locks and push bar escape buttons on the internal gates.

Securing a Supermarket

Empty supermarkets become susceptible targets for intruders due to their perceived abandonment, reduced surveillance, and limited security measures. The absence of active staff presence leaves these spaces vulnerable and easier for intruders to navigate undetected.

Our client owns a large vacant supermarket in West London. As a preventative measure we installed metal sheeting around the main entry points and added intruder alarms. The addition of 6 metre 5 ton concrete bollards added a robust way to stop vehicles accessing the car park

Providing Security for 52,000sq ft New Warehouse

In the dynamic landscape of security, the adage 'get it right first time' holds particular significance especially when safeguarding substantial assets. Our client asked for our support to secure a prestigious new 52,000sq ft warehouse in Kent. It was in a location that could potentially attract intruders and be open to vandalism.

We prepared a solution that included both internal and external intruder detection devices. This was complemented by the addition of five Reconeyez cameras to cover the rear and external fire escape routes. Beyond installation our remit extended to weekly inspections, keyholding and alarm response.

Securing Hidden Spaces

Every town and city has a surprising number of open spaces and pieces of derelict land hidden from public view. These oddly sited spaces can be subject to vandalism and fly tipping as they lack power for surveillance cameras to be fitted and are hard to monitor.

Our client owned a large piece of land underneath a railway bridge, it was suffering from anti-social behaviour and becoming a spot for rough sleepers. Our solution was to use one of our uniquely designed Perimeter Detection & Deterrent Towers (PIDS) this Tower provides fantastic security without the need for mains power and uses state of the art surveillance detectors and motion triggered cameras.

Combating Fly Tipping and Restoring Urban Spaces

Fly tipping is a growing concern for property managers because it not only poses an environmental hazard but also inflicts substantial inconvenience and financial burden. The deliberate act of dumping a significant amount of waste not only raises questions about environmental responsibility but underscores the challenges faced by commercial and property managers in safeguarding their premises.

Our client contacted us after finding a large amount of waste dumped next to a commercial office block on a business park. The waste had been dumped over a number of weeks, to the extent that 200 tonnes required removal. That is equivalent to 600 m3. We removed the rubbish and cleaned up the site and provided security recommendations to prevent this from happening again.

Peaceful Removal of Squatter within 24 hours

Squatting in commercial property is not actually a crime and while the police can act if squatters commit other crimes when staying in or entering a property the reality is they police are unlikely to get involved immediately. Our intruder alarm was activated on an industrial site late one Friday evening. The control room operatives lodged the issue with our team and we dispatched a vehicle to investigate.

A tricky situaton arose requiring our team to manage multiple trespassers and de-escalate the situation to allow us to evict quickly. Less than 24 hours after the break-in took place we had full control of the site and took preventative measures to avoid the situation arising again.

Protecting Vacant Premises from Illegal Raves

Rave culture is alive and kicking in the UK despite many people thinking it is an outdated practice from the 80s and 90s. Large vacant warehouses and abandoned buildings are often targeted to host illegal raves which can create havoc for the building owners.

Our client alerted us to reports of a rave having taken place at one of their sites in West London. On inspection we found four units unsecured and evidence that a rave had taken place. We moved quickly to secure the units using metal sheeting to cover all access points, installed security locks and shutters to prevent access again. Tere have been no further reports of any rave activity at this site.

Clean up of Commercial Offices in West Midland

Time and again we are contacted by clients to help them clean up and secure buildings that have been vandalised or trespassed upon while vacant. The managing agents of this office building on a business park in the West Midlands contacted us after the property had been left unoccupied for some time. Not only had it been vandalised and subject to fly tipping it had been set on fire multiple times.

Our team cleaned up the site, installed metal sheeting around the entire ground floor along with boards to secure the premises. We erected Heras Fencing to provide a strong perimeter and placed a dog handler on the site to provide 24/7 security.

Securing the Perimeter of a Site near Heathrow Airport

Our client owns a large piece of land close to Heathrow Airport. While it lies temporarily vacant or team helped to secure the infrastructure and prevent it from being subject to fly tipping or trespassing while unoccupied.

Installation of 150 meters of concrete barriers complete with V Mesh fencing provided a strong solution that both flexes on impact to prevent failure and is galvanised with zinc to resist weathering, wear and tear and vandalism.

Clean up of Industrial Site with Multiple Issues

Industrial sites can often present multiple issues for landlords even when unoccupied . They are generally large, with multiple access points and if not secured propertly are an easy target for fly tippers.

Our client had begun to experience ongoing issues with a rear service yard on an industrial estate in London. Fly tipping, illegal parking and also rough sleepers in abandoned cars were frequently causing problems. Our assessment and management cleaned up the yard and helped the long term rough sleeper move on peacefully. We added new triple lock barriers on coded padlocks to allow access to only those with the code.

Regaining Control of Vacant Property and Discovering a Cannabis Farm

Imagine finding a property you owned barricaded from the inside and with a camera set up in the key hole. What would you do? This was the situation a client of ours was faced with when a vacant site was broken into by a team of drug dealers and secured the building from inside to allow them to set up an illegal cannabis farm.

While we did not know this when we visited the property we made a plan to ensure that our team was wearing the correct PPE and were prepared for any scenario after we forced entry to the building. On entry we discovered 200 cannabis plants being grown under hydroponic lights and we also apprehended someone who was in the building and tried to escape. Working with the police we cordoned off the building, organised for a lock change and introduced new measures to future proof the security of the property.

Finding Long Term Solutions for Fly Tipping

Fly tipping is an issue particularly for landlords who own open premises or are responsible for open spaces where access is without restrictions. Our client managed a water treatment centre which had various access roads where fly tipping was occurring on a weekly basis.

The cost to remove the rubbish was escalating and our client needed a robust long term solution to put a stop to the fly tipping activity once and for all. We conducted a site survey and within 2 weeks had a solution in place that resolved the problem. Installing heavy duty automated gates and retractable telescopic bollards at all entrances resolved the problem permanently.

Use of Hoarding to Secure 25 Acre Industrial Site

Industrial sites can be problematic to secure once vacated as the perimeter of these sites tend to be open and without fencing.

Our client was responsible for a large industrial estate in Kent which would be sold for redevelopment. Our challenge was to ready the site so it could be properly secured when vacated. Our solution was to create a perimeter fence using plywood boards and installing steel gates to allow access when secured and concrete bollards. Our team took 5 days to install and paint 154 meters of hoarding and secure the site.

Safe and Secure Management of Condemned Property

Buildings condemned or classed as a dangerous structure must be handled carefully and swiftly particularly when they are still ocuppied and in use. Our client contacted us after a derelict building they owned was classified as a dangerous structure by both the London Fire Brigade and the Local Authority.

On inspection we discovered people living in the building who were not official tenants. We needed to evict them for their safety and to secure the building. Working with the local authority we established if emergency housing could be provided but they were unable due to the tight timeframe. As a temporary solution, we met the family and paid for their transportation to a local hotel where they stayed until the housing officer could find them a new home. We also secured the building with steel doors to avoid anyone accessing the building.

Abandoned Cars in London's Biggest Underground Car Park

Abandoned vehicles are a problem not just for local authorities but for asset managers. Cars are not just left at the side of a road but they are frequently left in car parks or dumped on private property.

The owner of London's biggest underground car park contacted us to assist with reclaiming parking spaces and remove abandoned cars. The car park is situated within a large residential complex with most of the vehicles had been in situ and unmoved for over five years. We removed 36 unauthorised parked cars in two phases as well as liaised with the management company to facilitate information being sent to leaseholders.

Don't be left High and Dry by Fly Tippers

Illegal dumping of waste or fly tipping is an issue for many of our clients. While it is criminal offence to fly tip, carrying a fine of 50k for offenders it still occurs frequently as there is a very low perceived threat of getting caught.

We were contacted by a client who arrived at his site to find an old sailing boat had been left outside the property along with a large amount of waste. Using our specialist contractors we removed the boat and all waste. We managed to recycle 98% of the waste left and had the site cleaned and swept within 48 hours of the client contacting us.

Removal of Livestock & Travellers from Supermarket Chain

Our client is the managing agent of a large supermarket chain. We were contacted to help them peacefully manage the removal of horses and travellers who had been illegally camped on the land. We met with the group and agreed they would vacate the following day. However, while they vacated as planned, they left behind horses.

Our immediate concern was how to re-home the horses safely. After contacting various local animal charities we were pleased to find one who could take the horsed in. We also arranged for a local vet to attend the site and a horsebox to transport them to their new home.

Security & Surveillance of Former London Police Station

Government buildings are often key targets for squatters and trespassers as they tend to be large buildings that are noticeably visible when vacant. Most lie empty for months or years between tenancies and keeping them secure to avoid any issues occurring is essential.

Our team was deployed to Wood Street Police Station to protect the site prior to it being redeveloped. The site would be vacant for two years and our teams role was to plan and implement a security strategy that provided round the clock surveillance and operational support.

Possession of Zoo for Breach of Lease

Taking repossession of a Zoo and all its animals was an extraordinary request even by our standards. Communication was key to our success in ensuring a smooth transition between zoo tenancies. The previous tenant had breached the lease and we were called in to help manage the forfeiture and the transfer.

When planning the handover animal welfare was our top priority and we liaised with Vets and trained Zookeepers to ensure the animals were reviewed as soon as we had access. Unfortunately, the zoo was below standard and this required a two week closure to allow the site to be upgraded. During that time we supported our client with the repossession, helped to manage press enquires and ensured the animal welfare was protected.

Protecting a Vacant Distribution Warehouse

Protecting vacant land and properties as soon as they are vacated is crucial if you want to ensure that no criminal damage or trespassing occurs. Landlords are often caught out with tenants vacating suddenly or without notice and that is where our rapid deployment service comes into its own.

Our client had a two week gap between tenancies at a large distribution warehouse on a large open site. Believing this site would be a key target for trespassers and fly tipping he required a plan to be implemented on the same day he contacted us. Using google images we reviewed the enormous site, created a plan and had our team on the site within an hour. We temporarily secured the site with concrete banners and kept it intruder free until the next tenants arrived.

Managing a Hunger Strike

It is difficult to imagine what drives someone to go on a hunger strike but whatever their reason, when it happens on someone else's property or land it can create difficulties. Our role is not to judge but to help all parties reach a mutually beneficial conclusion in the most compassionate way we can. These situations are not as rare an occurance as you may think. Our client was a law firm acting on behalf of a Global Hotel Operator who had a guest refusing to leave on hunger strike in one of their London hotels.

Our team carefully conducted a risk assessment to ensure the task would be undertaken safely. We contacted a trained first aider, a mediator and advised the local police and ambulance service in advance of our plans. Under our guidance the guest was moved to a emergency housing charity.

Travellers Removed from Prestigious Hotel

Our extensive experience helping clients remove squatters and trespassers from their premises means we can handle evictions swiftly and professionally. In this case study our team worked with a leading hotel chain to remove a large group of travellers who arrived late on a Friday evening and settled in their car park.

Our team arrived within an hour of being alerted to the issue, served a common law notice to vacate and assisted with peaceful removal of the group in under 24 hours.

Ejecting Illegal Traders from a Retail Unit

Trading 'on the fly' is not a funny or harmless as Del Boy and Rodney used to make it seem! The sad reality of fly trading is that is occurs regularly on the high street and poses a very real problem for landlords with vacant retail units or for those with large car parks or empty warehouses.

Our client was rightly concerned when one of their empty units was broken into and trespassers set up trading from there illegally. With two days to the new incoming tenant arriving we moved to fast to get the traders out and the shop unit secured.

Dealing with Boy Racers on a Retail Park

Our client is the owner of a retail park who had been having problems with boy racers using their car parks on a Saturday night to race in. At first the car meeting started off small but week by week it grew and when retailers approached to calm down the members of the meet they were met with violence and were even threatened with a knife.

By deploying a regular security team to the retail park for a period of weeks, we created a strong visible presence and deterrent to the racers. Any vehicles arriving with no intention of visiting the shops or restaurants on the park were turned away. Eventually the car meet moved on and we managed to reduce the security presence on site.
